Knows The Drill

For property investors and acquisition teams

Virtual assistants for real estate investors

Spend your review time on the property, not on finding the missing attachment. KTD recruits and prepares an assistant to organize acquisition files, research inputs and follow-up around the responsibilities you agree before handoff.

Find your assistant

An investment decision starts with a usable file.

A property arrives with incomplete details. A seller answered one question, the broker owes another document, and research is spread across tabs. Before you can evaluate the opportunity, you have to rebuild its record.

An assistant collects the facts you specify, preserves sources and tracks missing inputs. You get a consistent file that makes both available information and its gaps easy to see.

The work to hand off

Bring order to the acquisition pipeline.

01

Capture opportunities

Record the property, source, contact and materials received. Use your stages to separate new opportunities from those you have paused or passed on.

What you get back: An acquisition register with a clear current stage

02

Assemble research inputs

Collect the public or authorized information in your checklist. Preserve source links, dates and conflicting details so you can assess what the information supports.

What you get back: A property fact sheet with traceable sources

03

Follow up on due-diligence requests

Maintain your document list, request outstanding items and log replies. Send questions needing a different request or interpretation to the reviewer.

What you get back: A request log with open items and owners

04

Prepare the next review

Gather the latest file, prior notes and upcoming actions. Highlight changes since the last review so you can choose whether to investigate further.

What you get back: An acquisition brief with new inputs and unresolved questions

Shape the role around the workload

Is building the file taking time away from reviewing it?

A useful fit when

  • You review opportunities regularly with a repeatable information checklist.
  • Your team specifies sources, stages and who interprets findings.

Discuss the setup first

  • You need a licensed or specialist professional to make investment conclusions.
  • Research is entirely one-off with no agreed priority or review owner.

Managed support provides a dedicated, full-time assistant. Direct-hire responsibilities, hours and employment terms are agreed during matching.

You own the investment judgment.

Give your assistant a clear research brief and distinguish a sourced fact from an assumption. Qualified advisers handle conclusions requiring professional expertise.

  • Valuation, recommendations and investment decisions remain with your team.
  • Legal, tax, inspection and financing conclusions stay with qualified professionals.
  • Outreach, data access and transaction communications follow your authorized scope.

Bring a property file you have already reviewed.

  • 01Questions and documents checked before moving an opportunity forward.
  • 02Acquisition stages and a useful research summary.
  • 03Sources, CRM, file tools and required prior experience.
  • 04Authorized contacts, hours and the person approving new requests.

How do you prepare for our investment process?
We discuss your property focus, checklist, required skills, systems and hours. KTD recruits and prepares for the niche and agreed responsibilities before handoff; preparation time is discussed during matching.
Can I hire directly?
